Prospective buyers are being warned that St Nicholas in Withernsea near Hull is surrounded by a graveyard which could still host burial services.
The church, which formerly hosted Church of England services, is expected to sell for significantly less than the average price of detached property in the town (£160,000, according to Right Move).
Martin Sheppard, a spokesman for the Diocese of York was quoted by the BBC as saying: "The churchyard is not for sale and people will be able to have access to it.
"There is regret a building at the heart of the community for many centuries will not be playing the role."
Since the church closed, local Anglicans worshippers have been invited to nearby St Matthew's Church on Hull Road.
There are a number of restrictions in place at St Nicholas to protect the hertiage of the Grade II*-listed building. It sits on a church site which dates back to medieval times.
Deena Weightman from the estate agent firm Dee Atkinson and Harrison which is handling the sale, was quoted by the BBC as saying: "It has some wonderful architectural features. It's a grand building, it's beautiful."
Any sale would have to gain permission from the Church Commissioner, which manages the Church of England's investments.
